The Ramona Housing Market

Ramona is a fantastic place to live and play. We’re almost smack-dab in the middle of the county and the gateway to the mountains and desert. We are also a bustling wine region with more than 30 wineries and close to 100 vineyards, with more of both coming to our community. 

If you have an interest in moving to Ramona, or are perhaps thinking about switching locations within our friendly town, you’ll need to know what is happening in the real estate market.

At the time of this writing, using May statistics, inventory of active single-family detached homes has jumped, with 113 homes available. That’s a jump from 96 the previous month, giving us enough homes to last 2.9 months, up from 2.4.

As inventory increases, we typically see longer market times — currently from 26 days in April to 31 days in May. The median sales price in April was $539,000, and as of the end of May, sits at $565,000.  Price per square foot was flat, which would lead you to believe that the majority of homes being sold have a larger footprint.

What does all this mean to you? If you are interested in buying or selling a home in Ramona, this couldn’t be a better time. Will you beat the projected increase in interest rates? A jump in interest rates will hurt both buyers and sellers. Increased inventory and fewer people qualifying might put pressure on listed pricing strategies.

Ramona has very diverse areas of homes. Want to feel like there’s space between neighbors? A more suburban feel? Dirt streets or paved? Horses, livestock and more? Ramona has you covered. Get a hold of a local agent and explore. There’s more to see here than what is just off Main Street.

A Community of Plentiful Home Options

People move to Ramona for a lot of reasons, including good schools, horse property, a country look and feel, space to breathe, or perhaps to start a vineyard or winery. In fact, Ramona is one of just a few areas in the county officially recognized as an American Viticultural Area and boasts some award-winning wines.

Our location in the foothills, in the center of the county, gives us easy access to more metropolitan areas “down the hill,” as well as the mountains and desert. Quick access to public lands provides ample space to ride horses, hike, fish, hunt and enjoy motorized toys. When the coastal areas are shrouded in a marine layer, we, more often than not, are basking in sunshine.

Whatever type of property you might be looking for can probably be found in Ramona. Properties with a home, or simply raw land, may be found in the smallest of sizes, or even hundreds of acres. Most properties are zoned for the possibility of horses and agriculture, and some feature the expanded privileges of the coveted “0” designator that includes many more options.

There are a lot of communities and neighborhoods to choose from that stretch from the Poway border to Santa Ysabel. San Diego Country Estates, Rancho San Vicente and Mount Woodson are popular areas for new residents who like our foothills community but still want a suburban feel. The communities of Rancho Santa Teresa Estates, Oak Tree Ranch, Black Canyon Estates and Holly Oaks Ranch are also in demand, and many offer larger parcels.
